The National Association of Realtors just wrapped up their 2013 Conference & Expo. Chief economist for the organization, Lawrence Yun offered his insight on what to expect for the 2014 housing market: steadiness in existing-home sales over the next year as prices continue to ascend.
Based on what has happened in 2013, Yun says he expects existing-home sales to be up about 10 percent in 2013 to 5.13 million and that 2014 will hold fairly even at about 5.12 million.
We in the Denver housing market, predict continued growth in the number of homes sold, with the accelerated appreciation of 2013 to level out in ’14 to around 4 percent.
National median existing-home prices should end this year about 11% higher than 2012, while next year’s growth is expected to nearly half of that. Those who’ve been following the return of the housing market know that the past two years have shown a 20% cumulative increase in existing-home sales with prices rising an average of 18%. Incomes have not kept pace, rising between 2-4% in the same period.

“We’ve come off of record high housing affordability conditions in the past year, and are now at a five-year low, but conditions are still the fifth best in the past 40 years,” Yun said, noting that the median-income family should still be “well-positioned” to buy a home in 2014 in many areas.

Affordability, limited inventory (especially in metro Denver), stringent mortgage standards and rising interest rates will all factor into the expected gains over the coming year. Housing starts are predicted to fall short of the underlying demand, while sales of new homes are expected to total 429,000 in 2013 and 508,000 next year.
Based on Lawrence Yun’s forecasts,the top 10 markets to watch for a housing turn around in 2014 are Salt Lake City, Utah; Naples and Tampa, Florida; Atlanta, Georgia; Boise, Idaho; Houston, Texas; Charlotte, North Carolina; Denver, Colorado; Seattle, Washington; and Tucson, Arizona.

Grunge film frameAfter scouring the guide and culling the heard and overheard, here are my STARZ Denver Film Festival favorites…so far. Of course, it’s only day 3 and already my Thesaurus is dog-eared and coffee stained.

For the big movies, there’s nothing more fun than to see the next big thing before it’s been released in a theatre full of film buffs. So I’ve got all of them on my list:
1. Labor Day (see below)
2. Nebraska (Alexander Payne directs Bruce Dern. ‘Nuff said.)
3. August: Osage County (Okay, I’m not a big fan of Julia Roberts but I’m a HUGE fan of Tracy Letts. And who knows, she could surprise me.)
4. At Middleton (Adam Rodgers gets his debut feature film slotted into closing night of the Starz Denver Film Festival. It’s gotta be sumpin’)

Hanna Ranch and American Mustang top my list of beautiful, moving films that reflect my interests and the gorgeous state I call home.
GENE KELLY: THE LEGACY. I was raised on the back lot of M-G-M where the likes of Mr. Kelly would cruise casually into the barber shop or to lunch at the Commissary. This should feel like a home movie.
The Resurrection of a Bastard- Dutch. Thriller. Done.
The Truth About Emmanuel- This one could go either way but my part of Denver Actor Project screens before so I’m there.
The One Who Loves You- Denver actor/director Katharyn Grant’s Indie love story because I hope it’s great and there is a cadre of Denver talent in the cast.

And then there is the element of surprise. I love to pick a day, a time, a venue and then jump in and see the film I know nothing about. It’s like buying a wine you’ve never had and the thrill of reaching beyond what you know is…thrilling. So there will be some of that throughout the week.

What I’ve seen:

Labor Day. Festival opener had me floored from the main title. Based on the novel of the same name by Joyce Maynard, Labor Day hits a place of intimacy and then stays there. One look at the state of single mother, Adele (Kate Winslet), and you can feel her heartbreak in the relatable way that says “that’s about two houses down from me”. When a bleeding stranger presses himself upon her son seeking refuge, she allows it. Or does she? I talked to many of the movie-goers at the opening night party who felt (quite adamantly) that a mother never would have done that. I saw it differently. I saw a woman whose stunned state of sorrow had stripped her of her strength. Earlier in the afternoon, I sat down with Joyce Maynard and we discussed this very thing. “The loneliness of Adele, her deep sadness, that part comes from me. The rest, of course, is fiction.” I could relate. Especially when the bleeding stranger is Josh Brolin. Labor Day is a love story. It should be no surprise that they will fall in love, what is surprising is how lovely it is to watch them do so. Look for my full review on Huffington Post

Gloria– Chilean film, takes place in Santiago, award-winning actress and a story of a woman who defies society’s definition of age… or so the promo says. I did enjoy this film though it’s filled with a lot of mundane tasks so you’re thinking, “Okay, she’s vacuuming her car. Uh-huh, she’s singing on the way to work…”. Having seen a number of ‘coming of a certain age’ stories, I don’t know what to think anymore. Is it all about regret? The one who got away? Getting your ‘groove’ back? Seems like there’s not much else we see or write about when it comes to the middle-aged, divorcee and as one, that depresses the hell outta me. Gloria differs in that she takes the ball in her own hands, frequenting a dance club filled with age-appropriate men. (Must be unique to Santiago;-) Finding one she particularly likes, she ventures into a sexual, and then loving, relationship with a man who cannot relinquish his past. Particularly the dependent ex and his grown and spoiled daughters. Gee… this sounds like a match.com story. Gloria shows the wisdom of maturity as she deals with a lover who is less so, leaving me to believe she’d rather be alone with a hairless cat and a joint than in love with a man who’s a child. Good point. Still kind of depressing.
Dallas Buyers Club. This was a surprise screening for Reel Social Club members, none of whom knew what film it would be until the doors opened. I was ready to pack up and head for the Late Night Lounge when the announcement came. I’d heard of the film months ago but wasn’t really paying attention. Saying goodbyes and grabbing a ticket, I missed the main title. I had no idea who Matthew McConaughey was for the first 20 minutes of the movie. That’s how good he was (and how much weight he’d lost). He and Jared Leto absolutely KILL it in a semi-biographical film about Ron Woodruff, a homophobic Texan who contracts the HIV virus and takes it down like a bull rider. Due to the historical nature of the story, [Woodruff was the one who took on the FDA and AZT, traveling to Mexico and Japan to bring in Interferon and Peptide T which paved the way for the lifesaving “cocktail”] there are some overly expositional bits but the film is not to be missed for the MM and JL performances.

Whether you buy a single ticket or a VIP package, the STARZ Denver Film Festival experience it worth the price of admission.

Real estate agents are not used car salesmen. We’re not interested in selling you a car [or house] and getting you off the lot before the wheels fall off, au contraire.

Why, if I had a dollar for every time I’ve kept the wheels on a deal….

There are a lot of misconceptions in the real estate business, and then there are the facts. In his book “Buyers are Liars and Sellers Are Too”, author Richard Courtney humorously debunks the irrational thinking that wraps the brains of homeowners and wannabe homeowners tighter than packing tape. From my old wooden desk his views are quite funny, but in the real world of real estate… not so much.
Courtney’s point is not that anyone’s intentionally dishonest, but that truth is mutable. For example, the laundry list of buyer “home must-haves” becomes something different after viewing twenty houses in their target area and price point. And those sellers, armed with Zillow statistics and trusty advice from the FSBO neighbor who sold for 100k less, believe all they have to do is name their price and stick a sign in the yard, knowing they’re probably overpriced. Truth comes later, when it’s still on the market long after the open house balloons have wilted and the flyers are gone from the brochure box. And it stings.
The first time I meet with a potential client, I ask them for permission to tell the truth. Invariably they smile, nod and agree they’d want nothing less, but sometimes as the process unfolds, selective amnesia slips in. Whether the market is up or down, favors buyers or sellers or you like what I have to tell you or not, here’s the truth.
Sellers:
• Your house is only worth what a buyer is willing to pay for it.
• Well priced homes sell quickly, often over the asking price.
• If you don’t have showings, you can’t sell your house, and if you’re priced too high you won’t have any showings.
• If you’ve had 10-15 showings without an offer, you’re overpriced.
• The colors you chose to match your belongings look too personal once the moving truck pulls out the driveway.
• You may hate beige but buyers love it.
• I cannot make anyone buy your home.
Buyers:
• I cannot make you buy a home you don’t want to buy.
• If I could do either of the last two I’d be writing the book on “Magical Realtorism” from a beach in Bali *waves to cabana boy*.
• You may want everything on your “dream house” list, but you might not get it all. Hopefully you’ll come very close.
• Realtors want you to pre-approve with a lender because it is in your best interest, not theirs (though it doesn’t hurt me either).
• Buying a home without an agent does not mean that the seller will automatically knock my commission off of the price. (Better to have someone working for you, especially when they have someone working for them.)
Homes do not sell because you put a Saint Joseph in your garden or your Mayan healer cleansed your karma with a smudge stick and an eagle feather. There are more than 20 people in the average residential real estate transaction. When you are looking to buy or sell you need an advocate to manage the timeline, the deadlines and the multiple personalities. Dream homes are found and sold because you’ve hired someone who knows their field, the market, the law, and helps their clients buy and sell their homes every month.
And that’s no lie.

young george If you’re like me, you suffer buyer’s remorse any time you get a new pair of jeans. So what happens when you plunk down a quarter, half or million dollars for a house? Here are some great “homeopathic” remedies to help you avoid (or reverse) that bitter pill.

1. Before you start, imagine your life after you close the deal & move in. What are you trying to accomplish? What lifestyle are you creating by this move and how does it change your daily life? Write down everything that is good and what is changed, including the financial aspect. Write down your wants, needs, musts and deal makers/breakers. The more detailed you are, the more you will have something to compare your actual house to. Does your dream house a reasonable match to these things?
2. Ask yourself “How does this decision make me feel?” This is a highly emotional process, a decision made with head and heart. Approaching it with only reason or emotion might land you somewhere you don’t want to be. Check in with yourself about how the idea of living in a particular home makes you feel. Now ask yourself how you’ll feel when the mortgage is due or the water heater breaks. (I can feel really good about those jeans until I get my Visa bill.)
3. Don’t get caught up in the worry. If you hated renting and can’t wait to be a homeowner, take care of the details (like turning in your paperwork to your lender, finding homeowners insurance, etc.) and relax into the process. If you have a calm real estate agent*, that should rub off on the whole transaction. It is natural to be nervous and “high-center” as you move from contract to close, so practice gratitude. Stay in the remembrance that you are fortunate enough to own your own place on this earth and say lots of thank yous, it really helps. [*Don’t let my vivacious exterior fool you, I’m very calm under pressure.]
4. Stay grounded in reality. Getting lost in the illusory great deal you could have gotten last year doesn’t help you close the good deal you have today. Remember, home-prices are rising but interest rates are still at historic lows and that’s where your real savings lie.
5. Remember Rule #1: There are no stupid questions in real estate. If something doesn’t look right, feel right or seem right on your contract, with the inspection, or you don’t understand the loan paperwork ASK! Then ask again and keep asking, until you understand or it’s fixed. One thing real estate pros can forget is that it maybe perfectly clear to someone who does this all day long, but not for the one who’s doing it once.
6. If you’re planning to remodel, live there for a few months before you go all HGTV on yourself. Unless you know exactly what’s up and you can’t move in until the reno is done, I suggest habitation prior to rehabilitation.
7. Run your numbers and take responsibility for them. Over-spending on your home is as fashionable as acid wash jeans and a scrunchy. Just because I met George Clooney, doesn’t mean he wants to marry me. The best counsel is to find out the most you qualify for and then buy what your monthly payment says is comfortable.
8. If you still have post-purchase regret, try to resolve it systematically. Make a list of what drives you nuts and what you can change and work to change those things. Go back to the list you made in step one, the gratitude you had in step 3… If that doesn’t help, go buy a great pair of jeans. You never know when Clooney’s coming round the corner.

rsz_okeeffe_georgia-chama_river_ghost_ranchThere’s nothing like a room full of O’Keeffe to make me want to take a road trip and the “Georgia O’Keeffe in New Mexico: Architecture, Katsinam and the Land” exhibit at the Denver Art Museum is no exception. Horizontal landscapes of rugged terrain, softened under pastel lights and sharpened on the shadow stimulate my need for the wide and the wild. When Georgia O’Keeffe came to the badlands of Abiquiu she was already an established and successful New York artist. The untamed West, rendered by a soul who’d found her place on earth brings serenity to every city wall she hangs on. Heavy with landscape, the exhibit takes us away from the larger, more familiar cow skulls and flowers of our collective remembrance and sits us down on a rock at sunset. Shapes, shadows, fine strokes and drama draw the viewer deeper down the river. Hopi influences aside, or perhaps front and center I found myself transported to a different time and place, staring at a church or a chasm as if alone in the enchantment.  O’Keeffe crowds solitude with the thick heat and thin air of the high mesa desert, in a tone-on-tone moment that contains life and death without judgement.
“I longed for quiet, a sense of personal attachment and a place that held meaning”, Georgia said of New Mexico.  Not only did she find it she became it, inspiring us as layers of light call to the mind to open up, to share.  A pencil sketch becomes an intimate whisper, the high blue mesa a best friend. Georgia O’Keeffe is the retreat you long to give yourself, and now she has come to you.

Driving the streets north of Downtown Denver one might turn some dodgy corners. The gentrification of Curtis Park, Ballpark and Five Points neighborhoods has pushed up real estate prices as artist lofts and galleries, restaurants and the urban infill townhomes that follow, found their place beside the old Victorians. This quilted mix of luxe and lush is what gives the area its unique charm, but if you’ve ever stopped at a red light near one of the triangle parks you may have wondered… why doesn’t somebody clean that up? Often dirty, neglected and filled with those for whom a triangle in traffic is as close to home as they have, these inauspicious spaces have fallen through the cracks. So, whose responsibility are they?
Meet the Community Coordinating District No. 1, whose job it is to transform these hot spots into vital, safe and manageable environments for those who live and work in the area. Community works best when in communion; yet all too often disparate interests work, immune to or in spite of one another, making civic progress slow if not impossible. Created as an ad hoc adjunct “collaborative policy platform”, the CCD brings together government, public, non-profit and private sector organizations to facilitate those public improvements which are often dreamed up and less often realized. Adding working capacity to city-led initiatives, creating opportunities for revitalization and economic development, the CCD will scout out areas of the city that need attention and make sure they get it. Think of them as Denver’s Den Mother.
Born in 2010 as the brainchild of a collection of civic visionaries who’d been trying for decades to improve the areas northeast of Downtown Denver, the Community Coordinating District works across geographical boundaries to unite community stakeholders and thoughtful partners to leverage their assets, pool their resources and more efficiently effect change throughout the city.
Targeted areas of enhancement are Eddie Maestes Park directly across from the Denver Rescue Mission at Park Avenue West and Broadway. Long known as a staging area for the homeless, the park has been riddled with crime and drug-related activity. Rather than just “displace” these issues, the District is exploring opportunities for positive change and working through plans to implement them.
Last summer, Sonny Lawson Park gained some renewed energy with the installation of “Before I Die”, a world-wide, interactive art piece by Candy Chang . The interactive mural is like a giant blackboard with the words “Before I die I want to…” painted on it as a universal writing prompt. Visitors are encouraged to pick up a piece of chalk, reflect on their lives, and share their personal aspirations in a public space. The original Before I Die… mural was installed in New Orleans, where Chang transformed the side of an abandoned house in her neighborhood into a giant chalkboard and stenciled it with the sentence. By the next day the wall was entirely filled out and it kept growing. The wall turned a neglected space into a constructive one where neighbors had an outlet to get to know each other and remember their loved ones.
Having been installed in more than 20 countries around the globe, Candy Chang’s Denver incarnation has made its way downtown, where it lives outside the newly renovated McNichols Building at the corner of Colfax Avenue and Bannock, inspiring denizens through February.
The Community Coordinating District offers many opportunities for civic engagement and public participation through its weekly Monday morning meetings, volunteer ops and upcoming events. Strategic partnerships with Arts & Venues Denver, Department of Health and Human Services, Department of Parks and Recreation, Denver Police Department, Department of Public Works, Denver’s Road Home, Ballpark Neighborhood Association, City Parks Alliance, Curtis Park Neighbors, Denver Biennial of the Americas, Denver Rescue Mission, Redline Gallery, St. Francis Center, Denver Shared Spaces, Ballet Nouveau Colorado/Wonderbound, Betterweather Inc., Dept. of Community Planning and Development, City Councilwoman: Judy Montero and City Councilman Albus Brooks, promise to keep it interesting.

rsz_book_stack_2The dawn cracks, pouring indigo, gold and steaks of pink through my windows. I steal one more moment in the glorious dream as time floats and wafts and mingles with the smell of coffee. Suddenly the realization slaps me like a wet towel— GET UP!-and somewhat reluctantly I prepare to face, if not carpe, the diem. I’ve heard of those who rise in the darkness, bounding into their oatmeal and the day with a bright-eyed zest and a can-do attitude, and wondered… What’s with those guys?
The thing that brings us to our feet may vary but I’d bet the alarm clock isn’t the primary motivator. For some it’s routine obligation and the dubious joy which accompanies, for others it’s the spiritual practice of twisting yourself into a contemplative pretzel and for those crazy enough to do so, it’s the bristling thought of a five mile run on a freezing cold morning. Most of us find ourselves in a conflicted combination, making the bed and the best of it; we wake up, surrender our warm comforts and/or our sense of dread and heave those dogs onto the floor to hit the ground, if not the jogging trail, running.
The answer to your personal wake-up call may be private, but it is essential that you ask yourself the question.
The calendar turning the page on another year and we turn our collective thoughts to hope and new beginnings. “This year will be better” we tell ourselves as we create business plans and swear off the carbs, but what we’re really saying is “This is a good moment for me to DO better.” Doing better is most commonly connected to a personal vision of success, our proximity to it, and the perpetually moving goalpost. As a real estate agent working from home, the bells, alarms and time clocks that segment our days are set on silent scream. I set my own hours, create my own task list and my break room is often the laundry room, moving clothes from washer to dryer while negotiating the day via Bluetooth. No one will chastise me for being late or fire me for not showing up, but I don’t make money beating rugs the way I do beating the bushes. I muster some discipline, create order, time block and do that consistently for 325 days.
2013 starts today. Rather than welcome it with the lose-ten-pounds-double-my-sales-goals-and-be-nicer-to my-cat kind of resolutions, I look to the here and now before looking forward. How well do I really use my time? Not in some kind of crackpot, gotta get organized, type-A manifestation because I already do that, but if our lives are a string of moments, how many are pearls? I’m thinking I can do better, trim the fat, and slip in the right-brain stuff as I go along, rather than blocking out ‘creative time’ on my calendar. First let’s identify the fat. Pencils ready?
1. Write down all the things you’d like to do in 2013. (Go wild and without censor!)
2. Write down all the things you wanted to but didn’t do in 2012. (Go deeper.)
3. Breathe and wait until you get over feeling guilty for the length of #2.
4. Now… write down all of the things you did do that kept you from doing those things that you wanted to do in 2012.
5. Resolve to give up those things (or people). Think of it as freeing yourself up.
6. Do only what you want to this year, and I don’t mean playing Angry Birds— but do the things you know you want to do…right?
In other words STOP MESSING AROUND. (I tried to get this message to Congress but obviously they didn’t get it.)
Look at #1. Does it say “Dance with the Bolshoi Ballet?” (Why not?)
Now look at #2. Does it say take a dance class?
Hmmm. Is there anything on item number 4 that you’d gladly replace with Take a dance class… rearrange sock drawer, maybe?
If you go back to the top three items under each of the numbers, you’ll see what you want now and what you wanted when the year began. How close do they match? And then go to number 4 again and peruse the list of things you do to get what you want. I mean, that’s the list you’d make if you were going to make a list of things to do to get what you want, right? That’s what I thought.
The perception that there are doers in this world and do-nothings is just plain wrong. The do-nothings are doing something; maybe not what they should be but they are— playing computer solitaire for example, or playing the busy, busy, busy card. “I really want to work on my dreams, but who’s got the time?” because that card leaves you with lots of dreams and a very organized sock drawer. Time is not something you can manage like split ends, you’ve gotta give into it like a body surfer. How many times have you told yourself you’d do (or not do) something only to find you’re making the same to-do or not-to-do resolution for days, months, and years? This is where life slips away; in the space between the lines of lists made with good intention. Somewhere between the 2 a.m. worries and the 6 o’clock buzzer, your true motivation lies sleeping. The only way you’ll find it is to look for it. It’s probably hiding under what’s comfortable.
I’ve tried to resolve my way into world peace and my skinny jeans without much luck, and I couldn’t be any nicer to my cat, so this year I’ll keep it simple. Do more of what I really want to do and less of what I’m doing to avoid doing what I really want to do. Happy New Year.

greetingsLast Christmas I did the shopping, the wrapping, the decorating, the tree cutting, light stringing, bulb hanging and pine needle sweeping all in that mythical land of “spare time”. I remember collapsing into the couch one evening with a glass of wine and a cup of resentment, ready to smash every Christmas CD and swearing I’d never do it again. Why in the name of the Sweet Baby Jesus should I go dashing through the snow to fight for a parking place and the last Xbox game to feel guilty for spending too much money? It’s been a long time since Santa graced our chimney and we don’t celebrate it as a religious holiday, so what is it then, peer pressure? My sons have more than they need yet somehow I’ve been duped into thinking I must add to their infinite taste for consuming so they won’t be disappointed on Christmas morning. Spend the money now or on therapy later.
This year wants a lot more laughter and a lot less stress.
I’ve always loved the hunt for something surprising and special, the delight on the face of its pajama-clad recipient and the Christmas memory that lingers. When the boys were little Santa brought the highly-coveted goodies from his workshop while mom replenished the sock drawer, but as they grew up, those Legos became laptops and the joy of giving became the dread of obligation.
Honestly I don’t have bad kids, but like most middle class kids they are part of the generation who feels entitled to an Xbox or an iPod or a smartphone; whatever the latest invention served up to our youth for consumption. When did that letter to Santa morph into the “list of things mom should get me or she’ll feel like crap on Christmas morning”? It makes me sad. Maybe even sadder than the boys would feel if I pulled the plug on this whole string of blinking lights. I’m not sure if I have the ornaments to go that far, but I can make this be a Christmas to remember.christmas tree
This year will be more about giving than getting.

So on December first, in the spirit of renewal and re-connection, I popped the Sarah McLaughlin CD into the player, gathered the boys around a pot of coffee to talk about changin it up this year. “Rather than me producing the Christmas extravaganza while you kill zombies and aliens, why don’t we do something different? Ya know, do something good in the world, create something memorable, maybe have a little fun while we’re at it?” Rather than ask what they want, I ask what we can we give. I hear the sigh as the cheek hits the table; this isn’t going over too well. I dig deeper. “What do you think gives Christmas its magic? (Beat.) What do you want it to be about this year? I could have served up a bowl of boiled brussels sprouts for the same reaction. Mother’s getting desperate. “How ’bout a Twelve Days of Christmas where we exchange small things, or funny gifts?” I ask, trying to mask my ridiculous cheerleader expectation. *ping of incoming text* “What about a movie night? Doing something for charity?… Scrabble?” *sigh* “Can we go snowboarding?” Witherspoon fils queries.

This year there will be no presents, there will be gifts.
Somewhere between the end of the world and the fiscal cliff I vow to bring a kinder, gentler and cheaper holiday experience to our hearts. Rather than sweat it out at the mall, we’ll work it up at the holiday skating rink. Rather than online shopping, I’ll Google “Things to do in Denver in December”. We’ll return to the things we did when they were young and full of wonder- Zoo Lights, the Nutcracker, Christmas Eve service–each event building anticipation of the big day. It’s harder now, exhausted by the eye rolls and resistance. Maybe the magic isn’t gone, just lost in Teenville.
This year there will be no electronics, there will be turn-ons.
As a nation of stressed-out spenders, constantly bombarded with the notion that we must impale ourselves on our credit limits, strive to meet over-inflated expectations, and lose our connection in the process. If Jesus ain’t the reason for your season, American Express and Martha Stewart will gladly step in to take his place? I don’t think so, not this year. What if I took back the wonder? What if we discovered time within our crazy schedules, replaced the standard with the unusual and mixed the kitch into the cookie dough. What if we watched “Elf”, made tacky Christmas sweaters and wore them around town? What if what we gave to one another came from the true exchange of our gifts?
This isn’t a new thought, I know. Every year Hollywood cranks out a heartwarming holiday tale extolling the miracle of the season, the simple things that give it meaning, and for forty bucks sans popcorn, you and your family can be reminded of this.

An autumn past, a dear new friend sent me a Max Coots prayer/poem/chant for Thanksgiving. It has been his tradition for many years and now it is mine as well; a simple connection, a virtual whisper of thanks. I thought long and hard about posting it on my blog, as I usually send it as an email. In the end I chose to include it as the spirit is wider than my contact list and my feelings about it aren’t constrained by form.
If this is your first time receiving it we might have just met or perhaps reconnected after many years. Perhaps you are a stranger, stumbling on it as a novice and to you I say welcome. If you remember it from seasons past, I hope you enjoy it once more and wrap yourself in the true feeling it comes with. If you are one of the lucky ones, receiving this both from me and my dear friend…you are twice blessed.
Happy Thanksgiving.

Let us give thanks for a bounty of people:
For children who are our second planting.
And though they grow like weeds and the wind too soon blows them away,
May they forgive us our cultivation and remember fondly where their roots are.
Let us give thanks:
For generous friends, with hearts as big as hubbards and smiles as bright as their blossoms;
For feisty friends as tart as apples; for continuous friends, who, like scallions and cucumbers, keep reminding us we’ve had them.
For crotchety friends, as sour as rhubarb and as indestructible.
For handsome friends, who are as gorgeous as eggplants and as elegant as a row of corn, and the others, as plain as potatoes and so good for you.
For funny friends who are as silly as Brussels sprouts and as amusing as Jerusalem artichokes, and serious friends, as complex as cauliflowers and as intricate as onions.
For friends as unpretentious as cabbages, as subtle as summer squash, as persistent as parsley, as delightful as dill, as endless as zucchini, and who, like parsnips, can be counted on to see you throughout the winter.
For old friends, nodding like sunflowers in the evening-time and young friends coming on as fast as radishes.
For loving friends, who wind around us like tendrils and hold us, despite our blights, wilts, and witherings.
And finally, for those friends now gone, like gardens past that have been harvested, but who fed us in their times that we might have life thereafter; for all these we give thanks.
